Start with the boat specs

If boating is the reason for the purchase, the boat belongs at the top of the search criteria — not in a note after the showing schedule is built. My waterfront finder asks for the dimensions and route preferences first so the property search can be narrowed intelligently.

No-bridge vs bridge-restricted access

No-bridge routes can be important for boats with substantial air draft. Bridge-restricted routes may still be excellent for many powerboats and can open different price points or neighborhoods. The right answer is property-and-boat specific.

Access time is part of value

A buyer who boats every weekend may place a different value on travel time than someone who goes out a few times each season. Compare the route you will actually run: distance, idle speed, locks or other constraints, and where you want to reach.

Verify the dock and lift too

A canal route can fit the boat while the existing lift does not. Lift capacity, cradle setup, dock dimensions, pilings, electric and permitting can all matter. Do not let the words “boat lift included” end the analysis.

It generally means the canal system provides a navigable path toward open water, but the route may still have bridges, locks, no-wake zones or other constraints that matter to a specific boat.

Length, beam, overall height or air draft, draft, lift needs and how much bridge restriction or travel time you are willing to accept.

Is no-bridge access always better?
