VA home buying in Southwest Florida: use the benefit — and still do the property homework.

What a VA-backed purchase loan can offer

The U.S. Department of Veterans Affairs says eligible borrowers may be able to use a VA-backed purchase loan with no down payment when the sales price does not exceed the appraised value, without monthly private mortgage insurance, and with limits on certain closing costs. Eligibility and lender approval still apply.

Get the Certificate of Eligibility early

Your Certificate of Eligibility (COE) shows the lender that you meet the service-based eligibility requirement. VA explains that borrowers also need to meet lender standards for credit, income and occupancy. A participating lender can help with the financing process.

The property still has to make sense

VA financing is not a substitute for property due diligence. In Southwest Florida, buyers still need to think about insurance, flood risk, condo eligibility where applicable, utilities, condition and the property-specific costs that affect affordability.
