Fort Myers Condo Pet Rules: Why “Pets Allowed” Is Not Enough

TL;DR“Pets allowed” is not a pet policy. Weight, number, breed language, owner-vs-tenant rules, approval procedures and where pets can be walked can all change the answer. I want the written rule before an offer gets expensive.

A listing that says “pets allowed” can still be completely wrong for your dog. Condo rules are written at the association level, and the useful details are often hidden in the declaration, rules or application package rather than the MLS checkbox.

Weight limits can be absolute

Some communities allow pets but cap dogs at a specific weight. Others apply different limits by building or ownership type. If your dog is close to the limit, I want the actual written rule, not a verbal “should be fine.”

The number of pets matters too

A community may permit one dog but not two, or allow cats and dogs under different combinations. Buyers with multiple pets should verify the rule before paying for inspections and applications.

Owner rules may differ from tenant rules

Some associations are more permissive with owner-occupied units than rentals. If you think you may rent the condo later, a pet rule that works for you today may still affect future tenant demand.

Breed language and insurance requirements

Even when the association rules are broad, insurance policies or management rules can create additional restrictions. Service and assistance animal laws are a separate legal subject and should not be treated like ordinary pet rules.

Approval, registration and documentation

Associations may require veterinary records, photos, registration forms or fees. I like to know that before the offer so the buyer understands the application process.

Why I do not trust the MLS field alone

The listing agent may be entering a summary field from an older rule set, a prior transaction or the best information available at the time. The governing documents control. When the pet is a deal-breaker, we verify before the buyer gets emotionally attached.

My pet-friendly condo checklist

  • Maximum number of pets.
  • Maximum weight/size.
  • Breed or other restrictions.
  • Owner vs tenant differences.
  • Registration/approval requirements.
  • Any pet-related fees or deposits.
  • Rules for common areas, elevators and walking areas.

The goal is simple: make sure the condo fits the whole household, including the four-legged part of it.

Timing depends on the contract and association process. The key is to know application and approval requirements early enough to meet deadlines.

Should I submit a condo application before inspection?

No. Fair-housing and disability laws are separate from ordinary pet restrictions and should be handled appropriately.

Are service animals treated the same as pets?

No. Grandfathering or changed rules can create exceptions. Verify the written rule.

Does the seller’s pet prove mine is allowed?

Rules can be amended according to the governing documents and Florida law. Current documents are what matter at the time of purchase.

Pet-friendly communities can also differ in practical quality: walking areas, elevators, ground-floor access and nearby parks can matter just as much as the written limit.

A strict pet policy reduces the pool of future buyers and tenants. That does not make the condo bad, but it is part of the community’s market position. A buyer who wants flexibility should understand the rule even if the current household has no animal.
