Bimini Square
Bimini Square is no longer a rendering. The roughly six-acre South Cape waterfront project is complete, with 218 residences, Lee Health medical space, restaurants, marina access and structured parking. The official ribbon cutting was February 5, 2026.

This is the kind of project I care about more than a press release because people can actually use it now. South Cape keeps adding restaurants, housing, medical services and waterfront activity in the same general area, and that changes how the neighborhood feels day to day.

Jaycee Park
Jaycee Park reopened after a major renovation with a lighted riverfront boardwalk and overlook, inclusive playground, splash pad, bandshell, volleyball, improved paths and new landscaping. This one matters because it is public waterfront — not another private amenity behind a gate.

Cape Coral Grove
Cape Coral Grove is planned along the north side of SW Pine Island Road between Chiquita Boulevard and Burnt Store Road. The current plan calls for a mixed-use town center with apartments, a hotel, restaurants, retail, entertainment and two public parks. The City’s current schedule says infrastructure construction starts in summer/fall 2026, followed by Phase 1 building construction in winter 2026.


For years one of the knocks on western and northwestern Cape Coral was simple: plenty of houses, not enough nearby places to eat, shop or hang out. Grove is aimed directly at that complaint. I would not buy a house because somebody showed me a pretty rendering, but this is far enough along that buyers in the area should understand what is planned.

Seven Islands / Gulf Gateway Resort & Marina Village
Seven Islands is the project Northwest Cape residents have been hearing about for years. The current Gulf Gateway concept includes a resort/hotel, marina, residences, restaurants, shops, entertainment and community space. City Council approved the project in January 2026, while environmental, permitting and site work remain part of the road from approval to reality.


Seven Islands could be a big deal for Northwest Cape, especially because it combines waterfront activity with commercial uses. But approved does not mean finished. If you are buying nearby, buy based on what exists today and treat future development as possible upside — not a guarantee.

Cape Coral Yacht Club Redevelopment
The Yacht Club is moving through a phased redevelopment rather than one giant rebuild. In March 2026 the City presented updated 3-D concepts; in May, Council directed staff to proceed with Phase 2 work including the fuel system, civil site work and beach amenities. Funding and later phases still matter, so I would not describe the entire master vision as “under construction.”

Also moving: Midpoint Gateway Retail Center
Not every project needs to be a $700 million mega-development to matter. The City has also reported construction on a new roughly 7,500-square-foot retail center along Del Prado Boulevard designed for five businesses. Smaller infill like this is part of the same story: services and commercial space gradually catching up with population growth.
🟡 Planned / Not Building Yet
HCA Florida Cape Coral Hospital
HCA Florida Healthcare announced a new three-story hospital on the same site as the existing Cape Coral Emergency facility. Planned services include operating rooms, a cardiac catheterization lab, surgical and cardiovascular care, inpatient/outpatient services and imaging.

A second full hospital is a different kind of growth story than another restaurant or apartment project. Healthcare access and medical employment are real quality-of-life considerations, particularly as the north and west sides of Cape Coral keep growing.

Bimini Basin East
This is one I’m watching closely. The redevelopment area covers roughly 34 acres east of Bimini Basin in South Cape. The vision includes mixed-use buildings, housing/hospitality, ground-floor retail, restaurants, a public marina and gathering spaces. A proposed development agreement was on the City Council agenda for September 16, 2026, and the decision hearing is now set for October 7. In other words: serious movement, but not a finished project and not something I’m calling “built.”

👀 Long-Term Watch
Burnt Store Road & Academic Village — two separate concept areas
The City’s 2026 “Cape Concepts” work is studying two different north Cape locations: one near Kismet Parkway and Burnt Store Road, and the former Academic Village site near Kismet Parkway and Del Prado Boulevard North. The concepts explore possible mixed-use, commercial, employment, walkability and community-space ideas. These are long-range planning concepts — not buildings I’m telling a buyer are coming next year.

What does all this mean for Cape Coral real estate?
For years Cape Coral grew mainly by adding more houses. What is different now is that more of the other pieces are following the population: healthcare, restaurants, entertainment, commercial development, public spaces and waterfront redevelopment.
South Cape continues to fill in and redevelop. Pine Island Road is becoming a larger commercial corridor. Northwest Cape is gradually getting amenities residents have been waiting for. None of that means every proposed project gets built exactly as drawn, and it definitely does not mean a house automatically goes up in value because a development was announced nearby.
There is enough actually happening now that buyers and homeowners should pay attention. Just keep the categories straight: open, underway, approved/planned, and conceptual are four very different things.

What major developments are coming to Cape Coral?
Major projects to watch include Cape Coral Grove, Seven Islands/Gulf Gateway, the Yacht Club redevelopment, Bimini Basin East and the planned HCA Florida Cape Coral Hospital. Their status varies, so this page separates completed projects from active work, planned projects and long-term concepts.
Is Seven Islands approved?
The Gulf Gateway / Seven Islands project received City Council approval in January 2026, but approval is not the same thing as completion. Permitting, environmental work and construction still determine what ultimately gets built and when.
When is Cape Coral Grove being built?
